Terms of Stay

  • DO NOT pick at or touch the drystone wall inside the cottage.
  • DO NOT pick or remove plants from garden.
  • DO NOT pour cooking oils and fats down the sink drain. Pour into container provided which we will dispose of for you (leave on sink, property is on a treatment plant).
  • Take care when reversing out of garage.
  • NO parking behind cottage in the alfresco/BBQ area.
  • NO Pets allowed.
  • NO candles.
  • NO smoking – Smoke Free Zone.
  • We are in the country keep doors closed to keep any wildlife outside.
  • Take care in the cooler/winter months as we do get frosts which may make some surfaces icy and slippery.
  • Any breakages, damage to items/property during your stay will be deducted from your deposit/bond.
  • Ensure that all windows and doors are locked when you leave the cottage.
  • No one other than registered occupants are to stay on the property without the owners consent/knowledge. This will result in full loss of bond/deposit.
  • The Cottage is not to be used as a venue, gathering point for people or a party place.
  • Children are to be under adult supervision at all times.
  • Be considerate of the neighbours by keeping noise to a minimum.
  • We reserve the right to eject occupants immediately, if we feel that the property is not being used/cared for in the appropriate manner. No refund including bond/deposit. Occupants are liable for any damages that may arise.
  • It is very important that if you wish to light the wood heater you refer to the HOW TO instructions. (Bottom drawer in kitchen with all other user manuals).
  • Do not stack the wood inside, only bring in what is going directly in wood heater.
  • Mat in front of wood heater is not to be moved.
  • Do not cook or place any items on or near the wood heater.
  • Do not re-arrange or move the furniture (this causes damages to flooring and the furniture).
  • Do not place towels on furniture please use the towel hooks/rails or the clothes airer/line provided.
  • Fire Extinguisher is in the laundry.
  • Fire Blanket is in the bottom of the pantry.
  • The owners take no responsibility for guest(s) personal property.
  • In case of fire/emergency – evacuation meeting point is at the front gates.
  • EMERGENCY phone numbers are located in the bottom draw in the kitchen.
  • ALL USER MANUALS are in the bottom drawer in the kitchen.
  • Any changes to your booking on the day of check in or during your stay eg early check in or late check out, extra bedroom etc. MUST be paid for in full before any changes can be confirmed (and before additional bedroom can be unlocked). On top of additional request amount a fee for administration and call out of staff will incur a minimum fee of $50.
  • Please take shoes off.
  • Please do not take beverages onto carpeted areas.
  • Due to an increase in carpet/upholstery cleaning cost’s any stains etc. will be deducted from your bond/deposit.
  • Check in time is strictly from 3 pm (unless by prior arrangement) – checking in before this time will incur a minimum fee of $25.
  • Check out time is strictly 10 am (unless by prior arrangement) – checking out after this time will incur a minimum fee of $25.
  • Loss of key will incur a fee of $25.
  • Leave the property as you found it (*Please note, we do not charge cleaning fees, if the property is left in a state that we feel is not acceptable we will deduct a cleaning fee from your bond/deposit and the balance refunded).
  • Upon leaving please – ensure all doors and windows are locked and keys are locked in the key safe.
  • Not complying with T&C’s will also incur fees.

Garbage collection and garden maintenance – During your stay

  • It is appreciated if your stay is over a Thursday morning that the bin(s) are taken down for collection.
  • Depending on your stay dates and the time of year – Garden maintenance and watering may need to be carried out during your stay if this is to happen you will be notified.
  • Any changes to your booking on the day of check in or during your stay eg early check in or late check out, extra bedroom etc. MUST be paid for before any changes confirmed (and before additional bedroom be can unlocked), this will incur a fee for administration and call out of staff minimum of $50.
